IRATA rope-access survey and remedial works on a CBD high-rise façade, close-up inspection of every elevation with a photographic condition report.
The problem
The building manager needed a thorough façade condition survey for compliance and to investigate isolated water ingress near the upper floors, without scaffolding an occupied tower in the CBD.
Our approach
We deployed an IRATA-certified rope-access team to descend each elevation, inspecting the façade hands-on rather than from the ground. Defects were located and photographed as the survey progressed.
Method
Rope-access close-up survey of spalling, cracks, hollow tiles, corrosion and sealant condition; targeted sealant replacement and crack sealing on the affected elevations.
Outcome
A full photographic condition report for the building file, plus the priority defects sealed in the same mobilisation, no scaffolding, no closure of the entrances or car park.
